Legionella Risk Assessment – Who needs it?
I’f you’re responsible for a business premises, rental property or workplace water system, you have a legal duty to assess and manage the risk of Legionella.
This applies to far more businesses than many people realise especially where there are hot and cold water systems, tanks, heaters, or low-use outlets.
Put simply: if water is stored, heated, or circulated, a risk assessment is likely required.
Is a legionella risk assessment a legal requirement?
Put simply – Yes.
For all businesses with 5 or more employees it is a statutory duty to carry out a legionella risk assessment.
UK health and safety legislation places a duty of care on those responsible for premises to protect employees, customers, visitors, and the public from exposure to Legionella bacteria.
The good news? It doesn’t have to be complicated.
We carry out clear, practical assessments, with easy to understand reports, giving you confidence that you’re meeting your legal duties.
If you’re unsure whether you need a risk assessment, or want peace of mind that you’re compliant, we’re happy to help.
Some of the industries we help:
- Schools, Colleges, and Universities
Educational institutions with extensive water systems and varied usage patterns are required to ensure safety through risk assessments, these often have large complex hot and cold water systems.
- Manufacturing and Industrial Sites
Factories and industrial units often use water in manufacturing processes, cooling systems, or for employee hygiene facilities. Small factories, often overlooked, may not realise their responsibility to conduct a Legionella risk assessment.
- Hospitality and Leisure Businesses
Hotels, holiday parks, gyms, and leisure centres that use water features such as showers, swimming pools, and decorative fountains need to comply. Even if systems are infrequently used, stagnant water can harbour Legionella bacteria.
- Landlords and Property Managers
Landlords must assess the Legionella risk in residential properties they let, especially houses of multiple occupancy (HMOs). While smaller properties may require a basic risk assessment, more complex setups, such as those with shared water tanks, will need detailed reviews.
- Healthcare and Care Providers
Hospitals, nursing homes, and care homes are particularly vulnerable to Legionella risks due to the presence of at-risk individuals. Special measures are required to ensure water systems are monitored and maintained to prevent outbreaks.
Risk Assessment
What are the Consequences of non-compliance?
Failing to conduct a Legionella risk assessment can lead to severe consequences, including:
- Fines and Legal Action: Businesses found in breach of health and safety regulations can face significant fines.
- Operational shut downs: Non compliance could lead to your business being shut down.
- Reputational Damage: An outbreak of Legionnaires’ disease can harm your business’s reputation and customer trust.
- Risk to Health: Most importantly, neglecting your duties could put lives at risk.

Risk Assessment
How much does a legionella risk assessment cost in the north east?
your risk assessment
We’d love to give you a price now but lots of different factors affect your legionella risk assessment quote:
How many cold water storage tanks there are
How many hot water cylinders there are
How many outlets in the building, e.g. taps, showers, sinks
Typically, a risk assessment costs from £350, before we come out we will assess the time it will take to complete the assessment and give you a fixed price.
Don’t worry – before we come out and do your risk assessment, we’ll give you a fixed price.
Action points needed
If we discover anything that needs some attention, we’ll let you know what it is and what you need to do to fix it.
Ongoing management
The price of your ongoing maintenance depends on two things:
- How many things you need to check on a monthly, quarterly, six monthly and yearly basis
- How many of those things you’d like us to do
For example, you may need to check the temperature of your stored water once a month. This is easily something you could do yourself and so you wouldn’t have to pay us to do it.
Some other jobs, on the other hand, are more technical and so you may not want to have to worry about them.
How long does it take?
We’ll aim to do your risk assessment as quickly as possible with minimal impact to your operating hours.
You’ll receive your risk assessment report 7 to 14 days later.
Repair times vary depending on how many repairs you need and the availability of our plumbers to do the work.
